| The cost of renovating |
Renovation costs will soar if the property to be refurbished is a listed building. So check with your local authority if you are thinking of buying.
Look up our “Local Authority” listing here on site. Restrictions could be severe, particularly if the house is listed for both its interior and exterior.
In this case, refurbishment would have to be carried out under the supervision of a conservation architect.
And if it’s listed…..
Building costs guidelines from the Royal Institute of Architects of Ireland (RIAI) as of April 2002 are based on standard methods and conditions.
With protected structures, additional costs will be incurred. Rates will vary from region to region, with Dublin and Galway probably the most expensive.
Allowance should be factored in for inflation during the project. A basic single-storey extension using standard construction methods should cost 11,400 euros to 11,700 per sq m. For extending and renovating an existing house, the cost per sq metre should be in the order of 11,700 euros to 12,000 sq metres,
A single two-storey house to a one-off design will cost 11,950 euros to 12,250 per sq metres. Keep additional cost factors in mind, such as storage of materials, site access and waste disposal. Substantial disruption to the existing building and ground conditions could also affect costs.
While the above estimates include finish, unusually high spec bathroom and kitchen fittings will cost more.
